A new 7-storey design and build development of 106 units for Metropolitan Housing Trust. Comprising
4 houses, 2 maisonettes, 100 rental and share ownership apartments and
11 retail units.
The site situated in Hackney, East London is sandwiched between the busy main street to the front and a Network Rail main line link into Liverpool Street Station to the rear. Residential properties abut on one flank, whilst on the other, is the entrance to a Transport for London bus garage.
The development is built around a post-tensioned concrete frame with a mixture of brick and rain-screen cladding with zinc cladding and curtain walling to the upper storeys. Living roofs, communal heating and water services are provided and self metered from a central plant room. The apartments include fitted kitchens and bathrooms, as well as private or shared balconies/terraces. The majority of the inverted flat roof area is designed as a living 'brown' roof.
The scheme embraces current environmental and security expectations by achieving Eco-Homes 'Very Good' status, incorporating stringent Secure by Design requirements. In addition a number of the apartments are designated to meet Lifetime Homes standards.
